We are comfortable in many types of financial arrangements. We are interested in management contracts, especially with owners who want to form a virtual partnership. Equity investment is always an option, in whole or in part as a joint venture. Triple net leases have also been very successful in the past.

HHC will enter into management contracts to operate the property on behalf of an individual or institutional owners, involved or absentee. We work very closely with the owners to ensure that their goals are met. We have helped sell properties, turn distressed hotels around, and maintained properties in long-term relationships.

Joint ventures and partnerships allow the owner to have confidence that Heartland has an equal stake in the bottom-line success of the property. This ensures that everyone has a long-term outlook and commitment to the hotel.

Heartland will enter into management contracts to operate the property on behalf of an investor. However, even under this arrangement, the company feels very strongly about bottom-line accountability and profit participation; or as Derick Rackham says:

“Why should someone pay me 3 to 4% just to be their caretaker? I want to treat every hotel in my system as if I were the owner…and I will!”
